A strata search (records inspection) lets you review the records of a strata or community scheme, typically before buying.
Who can inspect
The owner or mortgagee of a lot, a covenant chargee (strata schemes), or a person authorised by one of them, such as a conveyancer, solicitor or search agent. If you’re acting for someone, upload their signed authority with your booking.
How it works
- Book using the form below, with your preferred date and the time you need.
- We’ll confirm and send an invoice for the prescribed fee.
- Access is provided online, by secure link sent only to your email. Records can be viewed and downloaded. Access is personal to you and must not be shared.
The date you nominate is a preference. We confirm access in accordance with the Act.
Fees
Fees are prescribed by regulation, include GST, are the same for strata and community schemes, and are charged for the time booked.
- Owner, mortgagee or covenant chargee: $31.00 for the first hour, then $16.00 for each further half-hour or part thereof.
- Person authorised by one of them: $60.00 for the first hour, then $30.00 for each further half-hour or part thereof.
