Request a Section 184 or 174 certificate

Selling a strata-titled property? We’re here to help.

If you’re selling a strata-titled property, you’ll need a Section 184 Certificate. If it is a community-titled property, you’ll need a Section 174 Certificate.

This document is used for settlement and gives buyers a clear snapshot of the property, including:

  • Who’s on the strata committee.
  • What levies are due (and what’s still outstanding).
  • Where the records live.
  • Any new by-laws made in the past 6 months.
  • Building insurance policies.
  • Proposals for funding matters set out in the 10-year capital works fund plan.
  • Whether or not a renewal committee has been set up.

  • We’ll be in touch with payment details.
  • Send us proof of payment and we’ll email the certificate within 14 days.

 

Pricing:

The statutory fee prescribed by regulation is payable by the requesting party and retained by Bettr Strata under its agency agreement.

All fees below are prescribed by regulation and are GST inclusive.

  1. Section 184 Certificate: $109.00
  2. Section 184 Certificate – utility lot (garage, parking space or storeroom servicing the primary lot): $54.00 per certificate
  3. Section 184 Certificate – repeat request (same person, same lot, within 3 months of a previous request): $94.00, and $47.00 per utility lot certificate
  4. Section 174 Certificate (community title): $109.00
