About us

A better way to manage strata

Leadership

Meet JM

I’m John Martin. Everyone calls me JM.

I’ve been around buildings and strata for nearly two decades. For seven years I ran a fire protection company, so I know strata from the contractor’s side: how buildings fail, how work gets quoted, and what it costs when nobody acts.

I moved into strata management in January 2015 and have worked through every level since: strata manager, senior manager, licensee in charge, and director in a corporate business. Today I’m managing director and licensee in charge of my own.

I started Bettr Strata in July 2025 to manage strata the way I’d want my own building managed. Owners kept telling me the same things: emails unanswered, calls not returned, wrong information, and the smaller the scheme, the less it seemed to matter. Bettr is built the other way round: fee for service, a manager who knows your building, and bad news early.

Our only income is the fee you agree to. No commissions, kickbacks or margins from insurers, contractors or anyone else.

We’re in our second year now, looking after schemes across the Illawarra, the Shoalhaven, the Southern Highlands and Sydney, from small blocks to larger complexes. Alongside day-to-day management, the work includes compulsory appointments, where the NSW Civil and Administrative Tribunal appoints me to take over schemes that have stopped functioning, as well as building defects, remedial works and insurance matters.

If your building deserves better than it’s getting, I’d like to hear about it. Get in touch and let’s talk.

Talk soon,
JM

PLAIN ENGLISH

Strata law is complicated, but explaining it shouldn’t be. If I refer to a section of the legislation, I’ll explain what it means for your building and what needs to happen next. Notices, minutes and emails are written so owners can understand the issue, follow the reasoning and make an informed decision.

COMMITTEES DECIDE

It’s your building and your money. I set out the options, explain the trade-offs and give you my view when you want it. Then I carry out the decisions made. We agree what I’m authorised to handle, and anything outside that authority comes back for a decision.

EVERYTHING READ

Nothing leaves the office without me reading it. Every notice, minute, certificate and email to owners is checked before it goes. That means checking the details, making sure the wording is clear and confirming it reflects the decisions made. I take responsibility for what goes out under the Bettr Strata name.

CAPPED ON PURPOSE

Growth is deliberate. We take on schemes we can look after properly, with time to understand each building, follow things through and return calls and emails. Taking on another scheme has to make sense for the clients already with us. Most of our new work comes by word of mouth, and we’d like to keep it that way.

HOME

My pillars are family, faith, health and the people I work for. Home is the northern Illawarra, with my partner Loz and our five kids. It's a full house, and being a dad is the best job I have. Loz keeps everything running.

OUTSIDE WORK

I’m in the gym early and follow more sport than there are sensible hours to watch: the Wests Tigers, Wollongong Wolves, Western Sydney Wanderers and Illawarra Hawks at home, and Chelsea and my LA teams, the Rams, Dodgers and Lakers, further afield. I love college football too: the USC Trojans, plus a few smaller programs I have fun following.

Formula One is close to an obsession. I follow drivers rather than teams, from Schumacher to Max Verstappen, and keep an eye on the junior categories for the next one coming through. I also follow the Aussies in the UFC, especially our local lad Alex Volkanovski.

The overseas ones keep odd hours.

A few questions for JM

Why strata?

I spent seven years running a fire protection company, working in and around strata buildings. I kept seeing good buildings let down by slow decisions and poor communication. In January 2015 I moved across to strata management to do something about it from the inside.

What happens when you take on a new building?

I go through the handover records: finances, insurance, compliance, contracts and recent meetings. The committee then gets an executive summary and action list showing what’s in order, what’s overdue and what needs a decision. Safety and compliance come first, then money, then everything else. Nobody should have to guess where their building stands.

How do you charge, and does it affect your advice?

You pay an agreed management fee for the work we do, and that’s our income. Because we don’t take commissions, the insurer or contractor you choose doesn’t change what we earn. When we set out options for insurance, contractors or quotes, the only question is what suits your building.

Do you accept gifts from contractors?

No. We politely decline and suggest they reinvest in their team or give to a charity instead.

We’re only a small building. Will we matter?

Yes. A ten-lot building gets the same process as a large one: the same onboarding review, the same reporting to the committee, and the same attention to calls and emails. Most of our clients came to us because they felt like an afterthought somewhere else, and we don’t want anyone to feel that way with us.

Is Bettr Strata a sole trader business?

No. Bettr Strata Pty Ltd operates under its own corporation licence (Licence No. 10146025), with its own trust account and insurance arrangements. The business is regulated by NSW Fair Trading and has trust account audit obligations.

Small is deliberate. I limit how many schemes we take on so I can know each building and stay involved in its management. We’re growing carefully, with the needs of our existing clients coming first.

What happens if you’re sick or on leave?

I’m the licensee in charge and remain closely involved in every scheme we manage. When I take leave, I plan the handover and cover in advance. If illness means I can’t work, an experienced, appropriately licensed strata manager provides cover so urgent matters can be dealt with and ongoing work can continue.

We also have accounting, legal and administrative support. Everyone I bring into the business is someone I’d trust with my own property. As we grow, I want to keep the personal service and family business feel.

What happens if you disagree with the committee?

I’ll tell you plainly, explain why, and put any real risk in writing so everyone understands it. Where the decision is the committee’s to make, I carry out its instructions within the authority of our appointment. Disagreeing well is part of the job. Agreeing with everything isn’t good management.

How do you handle bad news?

Early, in writing, and with options. A leak, a shortfall or a failed inspection doesn’t get better by waiting. You’ll hear what’s happened, what it’s likely to cost, and what the choices are, so the committee can decide while there’s still time to act.

How do you treat contractors?

I’ve been one, so I know cash flow matters to a small business as much as to any other. We process invoices promptly. Once the owners corporation authorises payment, it’s paid without delay. Good contractors go above and beyond for our buildings, and they shouldn’t be left waiting.

What do you need from a committee?

Timely decisions, one main point of contact, and honesty about the building’s history, including the awkward parts. In return, you get clear information, honest advice and follow-through. The best buildings are the ones where the committee and the manager work as a team.

Is Bettr Strata right for every building?

No, and that’s deliberate. We work best with committees who want clear information and are prepared to make decisions. We take on new schemes only when it makes sense for the clients already with us. If we’re not the right fit, we’ll say so.

Thinking of changing managers. Where do we start?

Check when your current agreement ends and what notice it needs. Then fill in our enquiry form and I’ll walk you through the rest.

What does a good day look like?

Seeing the kids off to school, getting through the day’s work, and a good afternoon with the family.

If not strata, what would you be doing?

Sports administration, probably running a professional sporting club at some level. It isn’t far from strata: members, money, facilities and a committee that wants answers. Longer term, I’d love to own and help run a club, most likely in football. That’s an ambition alongside Bettr Strata, not instead of it.

Our Difference

Strata with Purpose

Let’s be honest, the strata industry hasn’t always had the best reputation.

We focus on doing the fundamentals properly: clear communication, strong governance, and service without commissions, kickbacks, or gimmicks. Our approach is transparent, practical, and designed to put owners first.

Community

Build a Bettr tomorrow

Your home is your happy place. For a lot of people in our region, a safe and secure home isn’t a given.

We’re a local business, and we want to back the community we work in. That means supporting local organisations where we can, from community groups to sporting clubs.

The Wollongong Homeless Hub and Housing Services is one we especially admire. They do vital work, and when someone we deal with needs help with housing, we point them their way.

We don’t make a song and dance about it. As Bettr grows, so will what we’re able to give back.

Strata done right

Making the switch

Changing strata managers is more straightforward than most owners expect.

In a nutshell:

IF YOU’RE ON THE STRATA COMMITTEE

If you’re on the strata committee and have concerns about your current managing agent, start by discussing them with the committee. If there’s agreement that a change is needed, a meeting can be arranged to formally address the issues and consider appointing a new manager.

If you're not on the Strata Committee

If you’re not on the strata committee, you can still raise concerns. Start by contacting the committee to outline the issues you’re experiencing.

If the matter isn’t resolved, owners can request that a proposal for a new managing agent be considered by the committee and, if appropriate, tabled at a general meeting of the owners corporation.

We always encourage a transparent process. Any change should be handled openly and professionally, with clear communication throughout. If you need advice or a proposal, we can assist.

If you’d like advice on whether a change makes sense for your scheme, we’re happy to talk it through.

Where a change is being considered

The process typically starts with the strata committee reviewing how the current manager is performing. From there, a proposal is sought from an alternative provider, followed by a general meeting where owners vote on the appointment. Once approved, a structured transition ensures records, funds, and responsibilities transfer across correctly. For schemes across NSW considering a change of strata manager, a controlled process keeps the scheme running smoothly and avoids unnecessary disruption.
