If you’re selling a strata-titled property, you’ll need a Section 184 Certificate. If it is a community-titled property, you’ll need a Section 174 Certificate.
This document is used for settlement and gives buyers a clear snapshot of the property, including:
- Who’s on the strata committee.
- What levies are due (and what’s still outstanding).
- Where the records live.
- Any new by-laws made in the past 6 months.
- Building insurance policies.
- Proposals for funding matters set out in the 10-year capital works fund plan.
- Whether or not a renewal committee has been set up.

Pricing:
An amount equivalent to the statutory fee, as prescribed by regulation, will be payable by the requesting party and retained by the agent, Bettr Strata.

Section 184 Certificate (Primary Lot): $109.00
Section 184 Certificate (Additional Lot): $54.00 per additional lot
Section 174 Certificate (Community Title): $109.00.
